Procedure of Structural Audit

Structural Audit is a Visual Inspection of Buildings External Exposed Surfaces, Internal Exposed Surface of Tenements, Parking, Ducts, Common Areas, Staircases, Terraces & Vegetations on & around Building etc. Noting down Cracks, Deformation, Deflection, Settlements, Leakages, Dampness’s & Disorders etc.

Mentioning issues in report & order to Repairs. Comment about Condition and Repair & maintenance done of Building. Future Expected Satisfactory Life of Building etc. Issue Stability and Fit for Occupancy & Use Certificate Subject to Rectification & Repairs.

Dangerous Disorders will be ordered for immediate Repairs before Certification. But some Other Disorders requiring repairs must be done as early as Possible will Be ordered with 6 months time Limit & Re-certification.

Main Deteriorating action is Rusting of Reinforcement due to Rain, Humidity, Environmental Pollution, Leakages, Dampness and Water Contact due to waterline leakages, watering to Flower pots etc. Reducing Life of Building.

Concrete Cracks around Reinforcement due to increase in Volume up to 6 times by Rusting of Reinforcement. Such Cracks are to be Located & Repaired to close properly to Reduce further rate of Rusting to Increase Life of Building.

Use of Non Destructive Testing by

i) Ultrasonic Pulse velocity
